    1. Introduction

    These Terms and Conditions govern the use of our website and the property management, short-let, and related services provided by Kaizen Property Services ("we", "us", or "our"). By instructing us or using our website, you agree to be bound by these terms. If you do not agree, please do not use our services or site.

    Kaizen Property Services is a property management and short-let services provider operating across Hertfordshire and North London. We help landlords maximise rental income through professional short-let management while handling the day-to-day operations on their behalf.

    3. Our Services

    We provide a range of property management services, which may include:

    • Short-let and Airbnb-style property management
    • Guest booking management, communication, and check-in coordination
    • Professional cleaning, linen, and maintenance coordination
    • Property marketing, photography, and listing optimisation
    • Pricing strategy, revenue management, and performance reporting
    • Compliance support and safety documentation guidance

    The exact scope of services will be agreed in a separate management agreement or written proposal before work begins.

    4. Eligibility

    By using our services, you confirm that:

    • You are at least 18 years old
    • You have the legal right to instruct us in relation to the property
    • The property is legally compliant and safe for guests or tenants
    • Any information you provide is accurate and complete

    5. Fees and Payment

    Our fees are set out in the management agreement or proposal agreed with you. Management fees are typically calculated as a percentage of gross rental income, unless otherwise agreed in writing.

    We reserve the right to charge for additional services (such as maintenance call-outs, deep cleaning, or emergency repairs) where agreed or where necessary to protect the property or fulfil our obligations.

    All fees are subject to the payment terms set out in your agreement and, where applicable, VAT at the prevailing rate.

    6. Responsibilities

    As a client, you agree to:

    • Provide accurate and up-to-date information about the property
    • Maintain appropriate insurance cover for the property and its contents
    • Ensure the property meets legal safety requirements (e.g. gas, electrical, fire safety)
    • Notify us promptly of any changes to ownership, access, or legal status
    • Cooperate with reasonable requests from us or our contractors

    7. Liability

    We will perform our services with reasonable care and skill. However, we are not liable for:

    • Losses caused by inaccurate information provided by you or third parties
    • Events outside our reasonable control, including force majeure
    • Losses that were not reasonably foreseeable at the time the services were agreed
    • The acts or omissions of guests, tenants, or third-party contractors

    Nothing in these terms excludes or limits our liability for fraud, death or personal injury caused by negligence, or any other liability that cannot be excluded by law.

    8. Intellectual Property

    All content, branding, photography, and materials on our website or produced by us remain the property of Kaizen Property Services or its licensors. You may not reproduce, distribute, or use them for commercial purposes without our written consent.

    9. Termination

    Either party may terminate the management agreement in accordance with the notice period set out in that agreement. On termination, you remain responsible for any fees, charges, or costs incurred up to the termination date.

    10. Governing Law

    These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

    We may update these Terms and Conditions from time to time. The latest version will always be available on our website.
